"Roy'L Treatment" offers properly trained, highly detailed inspectors to enter your home and once an inspection is completed we provide you with detailed inspection reports sent via e-mail along with photos if required.
Are you licensed, Insured and Police Checked?
Yes, "Roy-L Treatment" follows inspection guidelines in accordance with Canadian Standards. We are fully Insured. All of our team members have been intensively trained, are fully Insured and a Police Check completed and confirmed.
We are also happy to supply your Insurance Company with our insurance information if required. Furthermore, if any repairs are needed for any work not perform by ourselves it will be done only by insured and licensed sub-contractors.
When a crisis occurs: (and they do!) What if I have a situation at my home?
You will be glad it isn’t your neighbor watching over your home! You will have peace-of-mind because you have a professional service in place to handle these upsetting events.
"Roy-L Treatment" Home Watch Services has the experience and excellent judgment to allow us to handle any situation with a calculated response. If the situation is an emergency, it will be handled in the fastest, safest, and most cost-effective way. Through this process we will contact you immediately. In a non-emergency situation, you will be contacted to discuss and implement a course of action. Either way you are in the communication process.
What does "Roy-L Treatment" do if during an inspection we should discover anything out of the ordinary such as no heat, water entering the basement, damage from inclement weather or vandalism, etc.?
Firstly we will assess the damage and contact the authorities. We then contact you immediately by phone and by email with photos and detailed explanations. We will also prepare an action plan for you on how to correct the situation with some rough estimates. Please remember you the property owner are the person who decides what exact repair is to be done and how much money is to be spent. You have full control and the final say and we will carry out your specifics wishes.
In the case of Vandalism, Trespassing, Forced Entry, Broken Windows . First we call 911 to get the Local Authorities to your home. We then secure the property in order to protect your home and its contents. We then try and reach you, if not successful we contact people on your list. Please note: we can contact your Insurance Company on your behalf and give them the Police Report information and if they need to come and see your home we can be there.
What if "Roy-L Treatment" is unable to reach us?
We will of course call the other contact names provided. Even when we reach someone on your list we still continue to try to contact you directly. We become your eyes, ears & voice, when you cannot be here.
In the event something goes wrong and we cannot reach you or any of your other contacts in a crisis we still handled it on the spot based on strategies you have authorized prior to your departure. Even in special cases where there may not be time to call the homeowner to get pre-approval for expenditures we still will handle it.
Our primary concern is to get the situation under control quickly and mitigate potential further damage. Many times a homeowner cannot be reached immediately and the situation cannot wait. We have to save further destruction of homes by fast action.
Your crisis may need an immediate plumber, electrician, sewer technician or handyman before we can locate you. We completely handle any crisis. This is one of the qualities you will want from a Home Watch Service Company. When hiring an “absentee home watcher” always ask yourself whether the company/person you are hiring can efficiently handle emergency situations?

What if we have something happen and have to make a claim?
If you need to file an insurance claim, “Roy-L Treatment” will provide them with detailed documentation and photos and confirm that your home is under professional care. Remember when not watched by a Professional, your home could be considered vacant, and your insurance claim denied.
How Often should we get our home inspected?
Most people have us come in once a week. However this is dependent on your Insurance Company as the requirements are different for each company. We can contact them on your behalf to get written confirmation on what they require and tailor a service program to meet both your needs.
What types of programs do you have? What types of properties do you service?
We offer services ranging from short term, (1-2 week vacations) to Snow Birds who leave for the winter (1-6 months) to Long Term (Investment properties). We work with anything from Condos, small to large Homes and Large Estates. We tailor packages to meet your needs no matter how large or small the property.
When will the visits start?
The first visit we make to your house will be one week after you leave. However many people have us come the day you leave to collect recycle and waste containers and double check you did not miss anything on the check list for extra reassurance. This may be the most important visit of the year. We will make sure that your home is secure, check all doors and windows, be certain the water is turned off, the coffee maker or iron is turned off, etc. If there is something you forgot to take with you, we can retrieve that and send it to you. Well worth the cost of an extra visit.
How do we know our home is getting TLC while we are away?
Upon completion of every Home Watch visit we complete a report and email to you and include photos where necessary. If anything is of an urgent matter we call you immediately and anyone on your local contact list necessary. We contact the proper authorities if needed such as the Police, Fire Department, Gas Company, HVAC Company, Security Company, Insurance Company, etc.
Can you provide referral services for trades people if we need work done while we are away?
Yes we have a preferred list of contractors and service providers that we have developed and worked with over the years. They are licensed, insured, honest, detail oriented and very reliable
Do you Monitor Services like Lawn Care, Snow Removal and Pool Care while we are away?
Yes, any problems we find are reported to you immediately upon discovery, photos will be taken where necessary and if instructed we can contact the service provider directly on your behalf.

Do we have to sign a contract?
Yes, for insurance purposes it is required, however it can be changed or cancelled at any time with proper notice to us and your Insurance Company.
Can I request the same home watch professional inspecting my home each service?
We assign the same home watch team member to your home for the duration of your service with us. The exception to this statement would be if your team member is sick, on vacation or retires.
What Are Your Service Hours?
Our primary business hours are 8:00 A.M. to 6:00 P.M. Monday through Friday. Services can be requested outside of normal business hours and/or on holidays and will be subject to additional premium(s).
Security Companies do not go through our Call Center after hours, they have direct access to us 24 hours a day 7 days a week.
General inquiries after normal business hours are available through our 24/7 call center. We will endeavor to return those calls quickly even though they are after hours as all inquiries are important to you and us.
If I choose to view my report securely online, are the reports archived for future review?
It is always best to print each report after reviewing it; we know this is not always possible while you are away. If you desire archived copies just contact us and we will provide them without charge for as long as you are a customer.
